8 Interior Home Design Trends for 2015

  1. The Sectional
One of the trends that many people are excited about is the comeback of the sectional. According to, home owners are using living rooms for relaxing and lounging. This means that the days of uncomfortable couches in your living room are over.
  2. Accents: The Color Blue,, and all agree that the color blue is in. From greek blue to deep blue to accents of blue, it is all good in 2015.
  3. Creative Storage
Realtor Magazine explains the new buzzword is “specialized storage”. Just like grandma said, “Everything needs to have a place”. In 2015, home owners want specialized storage and are willing to give up part of an extra bedroom to achieve it. From a master bedroom walk in closet to a larger pantry, having creative storage will be key.
  4. Vintage Tubs

  5. Floor to Ceiling and Wall to Wall
This year, display your art, pictures and other visual pieces on your wall from floor to ceiling and from wall to wall. Realtor Magazine calls this “Salon-style walls” where you start designing at the center and eye level of a wall. Then, add additional pieces spaced about four to five inches apart.
  6. Mid-Century Modern Pieces
This is a trend that must be dealt with sparingly. If you put too many mid-century modern pieces in your home, it will be overwhelming. However, this is, according to, one of the biggest up and coming designs of the year. Use this trend as inspiration for your next interior redesign.
  7. Wallpaper
Wallpaper is coming back according to Jamie Beckwith, designer with Beckwith Interiors. She states, “From digital prints to textured wall coverings, this trend is primed and ready to take off in 2015.”
  8. 50 Shades of White in the Kitchen
White kitchens will continue to reign supreme in 2015. However, when we say white, we mean different shades of white. Variations often add visual appeal and depth according to Realtor Magazine.

3 Real Estate Predictions for 2015

by The Jamey Kramer Group

Are you wondering if 2015 is a good time to put your home on the market?

Would you love to own a home, but struggle saving the 20 percent down payment?

2014 was a steady year for the housing market, but what is going to happen in 2015?

According to The Washington Post, not only will this year be steady, but there are even more reasons for optimism when looking to what might happen in 2015.

Today, we are sharing 3 real estate predictions for 2015. We will cover predictions for first time home buyers, predictions that might convince you to put your house on the market and much more.

Real Estate Predictions For 2015

  1. First Time Home Buyers Will Buy

First time home buyers have been reluctant to enter into the housing market. One of the biggest reasons was the difficulty in saving the 20% down payment. As we head into 2015, that obstacle has been removed.

In an article we published on Tuesday of this week, we shared with you that new mortgage programs are only requiring a 3% down payment. These programs are being introduced by both Fannie May and Freddie Mac.

To compete, the Federal Housing Administration is also lowing the cost of the annual insurance premiums from 1.35% to .85%.

Removing this barrier will allow more first time home buyers the ability to purchase homes in 2015.
  2. The Rise in the Housing Prices will Decelerate

The Washington Post and Fortune (magazine) both are reporting that the rise in home prices will decelerate.

The Washington Post reports the reasoning being because inventory will rise, making a more competitive, but eventually decelerate because,

That’s because the rebound from the bursting of the housing bubble has just about run out of steam.”

Either reasoning, the prediction has been made that while there may be a slight rise in home prices, that rise will plateau in 2015.
  3. Interest Rates Will Raise

The National Association of REALTORS®, The Washington Post, and Fortune all agree that this is the year in which mortgage interest rates will rise.

So, how much will interest rates raise? Not much. Both and predict that by the end of 2015, mortgage rates will hit 5%. The Washington Post anticipates there will be a rise, but not a spike.

All and all, the predictions for 2015 are indicating a good year for the housing market. Almost all experts agree that the foreclosure crisis will officially end this year as well.

New Mortgage Programs Require only 3% Down Payment in 2015

by The Jamey Kramer Group

One of the biggest struggles potential first time homeowners faced in 2014 was the difficulty in saving the 20% down payment to purchase a house. With the tightened lending rules, home ownership appeared to be a drifting dream for many young Americans.

In 2015, the dream of home ownership will stop drifting, and become a reality for many. Both Fannie Mae and Freddie Mac have announced new low down payment programs. That’s not all. published an article recently that reported that the Federal Housing Administration is intending to lower the annual mortgage insurance premium rate from 1.35% to .85%.

Similarities Between Fannie and Freddie

  • According to another article published by, both programs will offer 3% down payment loans to those with credit scores of 620.
  • Mortgages offered at the 3% and the 5% will require private mortgage insurance.

Fannie Mae’s Low Down Payment Program

  • Fannie Mae will be offering their program to those who have not owned a home in the past three years.
  • This program will go into effect almost immediately this year.

Freddie Mac’s Low Down Payment Program

  • Freddie Mac’s program will be directed to those who do not make more than their area’s median income.
  • According to Dave Lowman an executive at Freddie Mac, the program

“gives qualified borrowers with limited down payment savings a responsible path to homeownership and lenders a new tool for reaching eligible working families ready to own a home of their own,”

  • Is reported to go into effect in March of this year.

FHA Lowers Mortgage Insurance Premiums reported that the Federal Housing Commission has announced that they are lowering their mortgage insurance premiums from 1.25% to .0.85%.

A mortgage insurance premium is an upfront fee and an annual fee that is collected monthly for those who do not have 20% equity in their home.

According to Adam McLain, a mortgage broker at Wintrust Mortgage, this is huge for the consumer. He explained that the decrease could save the home owner up to $100 per month. Instead of that $100 going to the mortgage insurance premium, it can go toward the home price. That is $25,000 more in increased purchase power.

The Wealth Building Home Loan

Another program that has yet to officially roll out is the Wealth Building Home Loan. This loan allows for a lower down payment and instead of a 30-year fixed, it’s a 15-year fixed.

All in all, first-time home buyers have a good outlook in 2015. If you would like to start your search for your dream home, you may like to read, How to Start Your Search for Your Dream Home.

January Gardening Tips for Northville and Novi, Michigan

by The Jamey Kramer Group

Which plants can you start from seeding indoors?

Temperatures are dipping low this week as January in Michigan is in full swing. With more winter months ahead, our Northeast landscapes face an ongoing battle to survive the snow, ice, cold winds and harsh temperatures.

To give your landscape the best chance of surviving, use with the following gardening tips for Northville and Novi, Michigan.

Northville and Novi, Michigan January Gardening Tips

  • Winter Lawn Tip: Do your best to avoid traffic over the same areas on your lawn. Too much traffic can damage your lawn causing bald spots when spring arrives.
  • Pruning Tip: According to the Old Farmer’s Almanac, this month is the time to prune your fruit trees. They recommend trimming any snow damaged hedges.
  • Heavy Snow Tip: While some snow on your trees can help protect from the harsh wind, too much snow can pose a threat to trees.  As gently as possible, remove the snow from the tree’s limbs to help avoid the limbs from breaking.
  • Recycle Your Christmas Tree: If you live in Northville, Michigan, you may be able to simply leave the tree on the curb. If you live in Novi or anywhere else in Oakland County, there are many different drop off stations you can take your Christmas Tree too. Please see our article, Novi & Northville’s Christmas Tree Recycling Program, for all the information you need.
  • Order Your Roses:Organic Gardening recommends ordering any roses you are planning to plant this year now. There are suppliers that will accept your rose order early, but ship at the appropriate time according to the USDA Hardiness Zone you live in.
  • Protect Your Outdoor Plants: One great way to protect your outdoor plants against road salt or other de-icing chemicals is by wrapping burlap around them. Organic Gardening says to make sure the burlap is about 12 - 18 inches away from the plants.
  • Instead of Using Salt: Instead of using salt use cat litter or sand to add traction and prevent falls on your ice covered driveway and sidewalk. This is not only an eco-friendly solution, but it is also a safe alternative for pets that may ingest the salt. Pets can also get salt nuggets embedded in their paws. Using cat litter or sand will also help to keep your plants and grass from getting damaged from the salt.
  • Dump Snow on Perennials: Better Homes and Gardens recommends dumping snow on your perennials just as long as it doesn’t have any salt in it. According to BHG, the snow will act like “white mulch” and will actually protect your plants from the harsh temperatures.
  • Seeding Indoors: If your green thumb is itching, you can start seeding slow growing plants indoors. Slow growing plants include sage, thyme, and tarragon.
  • Cleaning and Organizing: This is a great month to clean, oil, organize, and sharpen your garden tools.
