When you have little ones, the idea of staying up until midnight on New Year’s Eve might not sound like the best idea. On December 31, know that you can get to bed early if you choose to and still get the opportunity to celebrate the New Year with your family in a super fun way in Northville at the Family Noon Year’s Eve Party with a “Disney” theme.

What will the event include?

When you walk through the gates, you will be greeted by a Disney mascot. There will be activities including a magic show, face-painting, games, and so much more.

Will there be food?

Hot dogs and pizza will be available for purchase.

Will there be a countdown?

New Year’s Eve is just not the same without a countdown and your kids will have a blast getting a chase to countdown the New Year here. Make sure to not head home early as the countdown will be at 3:00 pm.

It makes perfect sense to showcase your beautiful family around your home, but when you are selling, you want other families to be able to picture themselves in your home. Pack up those treasured photos for your next home.

While it is pretty much impossible to live without some clutter, when you are placing your home on the market, it is important to showcase every possible place and have it cleaned out and organized. This might take time, so plan that into your schedule.

Be prepared for buyers to look in your closets and drawers. If you are looking for something to do in the upcoming week, then you have come to the right place. Every other week, we showcase all the fun activities that are happening in Novi, Northville, or South Lyon, Michigan. These towns are amazing places to live, and we love to be the place to share with you all the shindig happenings in the area.

This week, we have a cross between a holiday festivity and hobby heaven. Depending on your style and your favorite activity, there is something for all interests.

Santa at Maybury Farm

Have you had the chance to share with Santa what you want for Christmas yet? If not, make sure to visit Santa Claus, get your photo taken, and make certain he knows what you want for Christmas. He will be making a special appearance at the Maybury Farm. These are the last dates that he is stopping by before the big day, so make sure to bring the whole family. If you are new to the area, you might not have heard about Maybury Farm. Maybury Farm is a working farm that offers a ton of different and fun activities throughout the year.  With a farm-themed park, corn maze in the fall, jelly, jams, honey, animals, and even fresh eggs throughout the summer and early fall - this place is a “must” visit in the Northville area.  

The history of this farm is fascinating. The steadfastness of the community to rebuild it after the doors were closed and a fire destroyed most of what was left of the barns is to be commended. Maybury Farm is a program of the Northville Community Foundation that exists for the “purpose of enhancing and enriching life in the community.” The Northville Community Foundation organizes events and activities that help to bring our community together and provide tons of fun events and activities. Novi Gun and Knife Show at Suburban Collection Showplace

Are you looking for the best and largest gun and knife show in Michigan? Look no further then Novi, Michigan, where it is happening at the Suburban Collection Showplace this weekend.

This event has all things guns and knives: shotguns, rifles, handguns, scopes, knives, shooting supplies, ammunition, reloading equipment, gun cases, pistol and rifle magazines, military surplus, collection items, archery, fishing supplies, safes, and even custom handmade gun cabinets. This place will showcase the best dealers with the best prices.

The admission is $6.00 for adults. Anyone under the age of 18 must be accompanied by a responsible adult to attend the show. There is a parking fee of 5.00 per vehicle.

Everything You Need To Know About Real Estate Contingency Offers

Have you ever searched for real estate on Redfin or Zillow and noticed a red “contingency” sign over the home you searched for? Do you know what that means for you as a buyer? If you are planning on selling, do you know what a contingency offer means to you as a seller?

Let’s take a moment to get a better picture of what a contingency offer actually is and what that means for you.  

What is a Contingency Offer?

A contingency offer is a real estate sales offer that is a written purchase contract to buy a house that includes conditions by which the buyer can nullify the sale. A contingency offer is there to protect both the buyer and seller from unnecessary financial burdens. A contingency offer might be made because the buyer is waiting for finances to come through. For example, a buyer might be waiting for the sale of their current home to close. In a sellers’ market, sellers are more open to accepting contingency offers as it means homes are moving faster.

When a buyer places a contingent offer, they are offering a price they are willing to pay and adding any specific contingencies that accompany the price. The contingencies can be minor or major. Minor contingencies might be waiting for a buyers’ loan approval, or an adequate appraisal to be completed. A major contingency would involve the circumstance in which the buyer sells and closes on their current home.  

Protecting the Seller

A contingency offer also has ways to protect the seller. When a seller accepts a contingent offer, they are taking some risk. In the negotiations, the seller also has the right to counter the offer with price and time frames in which the contingencies must be completed.

For example, a buyer in the process of selling their home is waiting for their finances to come through as they are waiting to close on their current home. They might want to place a contingent offer on their next home so that if something happened to fall through with the selling of their own home, they are not locked in and have the ability to cancel the contract. If the seller knows that their buyer is in this situation, they might request that the closing of their buyers’ house be completed in 30 days or the contact is nullified. This protects the sellers from being stuck in a contract with a buyer who has unforeseen complications. 

The Kick Out Clause

Another way that a contingency offer helps to protect the seller is by including a kick out clause. This is a key part of contingent offers to keep in mind. Included in the contract, sellers can add a “kick out” clause. With a contingent offer, sellers have the right to still show their home and can consider other offers. If another offer comes in, the kick out clause will require the buyers to come up with the finances within 24 – 48 hours. They are to come to agreement without contingencies or they can end the contact. Sellers can also ask the first buyer to raise the price to match their new offer.

So What Does This Mean For You?

As a buyer, if you see a house that you want, but it has a contingent offer, you still have the option to place an additional offer.  As a seller, you can feel more comfortable accepting a contingent offer with the ability to negotiate by adding time frames and by adding the kick out clause.
